1. DEFINE SCOPE OF WORK

Starting with the on-site design consultation, we take photos and measurements of your existing space. We try to gather as much pertinent information regarding your project up front to best determine the full scope of work, and priorities for designing and completion. Once we understand the needs and what you’re looking for, we’ll create a Design Proposal and Design Retainer defining the items discussed and present it for your approval and signatures. Once approved and signed we collect our designer retainer, and move forward with the process.

2. CONCEPT & PLANNING

We create mood boards and provide 1-2 design options based on style, special requests, and illustrate initial ideas for the space. Once we’ve agreed upon a plan of action regarding these elements, we begin spatial planning and designing overall room layout, color schemes, finishes, and textures. This is where we pay close attention to making the plan not only aesthetically pleasing, but functional and intentional in achieving the design goals we set together. Once the plan is in a well-developed stage, we review the progress with you, make necessary changes and with your approval, finalize decisions for the concept implementation.

3. TECHNICAL & PRODUCTION

Technical & Production is the part of the process where we select and source all of the materials, finishes, fixtures, furnishings, etc. that we recommend for your project. We will order physical samples for you to review and set up dates for us to go to various showrooms to help finalize your options. We will create an overall budget breakdown on a spreadsheet, reflecting each individual item’s specification, pricing and lead-times. Once everything has been selected for your project; we will set up an in-person meeting to present our proposed selections and design. During this review we finalize all of your selected items that will be implemented into your design and from there begin purchasing the selected items.

4. DRAWINGS & DETAILS

After finalizing a solid design direction, we will start on the Drawings & Details phase. We will create construction plans(blueprints), as well as detailed drawings that are then used to execute the design. Depending on the project, we may have to coordinate with other trade professionals (architects, structural engineers, craftsmen etc.) to help draft plans for the purpose of permitting with the city. The final construction documents will include, but is not limited to the following: site plans, existing and proposed floor plans, reflected ceiling plans, elevations, details, scheduling, and trade professional plans. The entire document will be reviewed and approved by all parties before physical construction and installation begins.

5. CONSTRUCTION & INSTALLATION

The last and most exciting phase of the design process; Construction & Installation. Depending on your project this phase may include your hired-contractors and/or installers. At this stage, MKI oversees the entire production on-site to ensure things go according to the plan, and advocate on your behalf. We manage and coordinate scheduling with all trade professionals while they physically execute the design. Once all work is complete we have a final walk-through with all parties to review the end result. After we get the final approval from you, we collect the remaining balance of our fees. Next we set up a day for staging your space and to have professional photos be taken of your new and improved space.
